Edgartown sales mix estate transfers with two disclosed prices from $295,000 to $1.25 million

Seven Edgartown property transfers were recorded between July 10 and Aug. 8, but only two disclosed a sale price. Those ranged from $295,000 for 40 Twentieth Street North to $1,250,000 for 3 Ogden Lane, the period's top sale, bought by Joshua and Kara Levinson. The two disclosed prices produce a median of $772,500. Three of the seven transfers moved property to a family member or the same owner acting as trustee, and one was recorded via affidavit rather than a standard deed. With sale prices disclosed for only two of seven transactions, the data does not support a read on overall market tone this period.
